The CPCM Group Process

In our “pre-design phase,” the CPCM Group and the architect work closely with each client on the following project components:

  • A thorough evaluation of your needs regarding what is to be built
  • Assistance in locating a site or space if one is not already available
  • A cost analysis of project expenses and establishment of priorities to keep the budget on track
  • An accurate and realistic determination of completion dates
  • We are located in Knoxville, TN. and can provide our services within a general 100 mile radius.

Financing

The CPCM Group has established relationships with national banks that specialize in lending programs for medical/professional practices.  This is beneficial to our clients, for it is easier to do business with a “niche lender” that can provide one loan for the entire project at a lower rate.  In addition, our bankers understand your business and how it works.  With extensive experience in putting loan proposal packages together that work and are successful, the CPCM Group can help increase your odds of obtaining the financing and terms you need. 

The Construction Process

Once the details are finalized with the design, budget, and financing, we move to the construction phase.  The CPCM Group’s partners are licensed general contractors and engineers, and we will develop the budget, secure bids for construction, serve as the client’s project manager, and oversee the scheduling and construction process.  The advantage of our approach is that we have a thorough knowledge of the construction business and can communicate effectively with the architect, contractor, and interior designer to eliminate delays and cost overruns as well as minimize costly changes.

After the initial construction is completed, our staff works with the vendors to complete the equipment build-out and installation. Our familiarity and knowledge of the vendors’ equipment requirements helps make their job easier and ensures that the project goes smoothly.
 

How does the CPCM Group charge?

The services of the CPCM Group are provided on a job fee basis that is determined by  the scope of work we do for our clients.

The CPCM Group serves as an umbrella, or we can bill out our various partners individually. In most cases, the umbrella is more economical with certain partners being required to bill direct. We charge a retainer at engagement and spread the anticipated balance on a monthly basis over the life of the project with any remaining balance due at the end. The umbrella method generally works out to be 8-10% of the cost of the project. For comparison purposes, a local architect would charge 7% for his part alone.

We serve as your real estate department and project manager, charging a flat fee for this process, and we do not mark up anything. We are your advocate and expert in managing the project until the day after you move in.
