What is Construction Management?

A construction manager (CM) is an agent of the owner or the tenant (in a lease build-out) and is retained on a fee basis to coordinate the building process. The CM, depending on the contract with the owner, may oversee all aspects of the building process from conception to move-in.

Building design, space layout, budgets, financing, timetables, prime contractors, equipment vendors are all part of the discussions between the owner and CM. The CM, depending on contract has responsibility to coordinate all of these functions. He is the conductor of the orchestra.

The CM mediates and coordinates the owner, architect and engineers, contractors, material suppliers, equipment vendors, building officials, and  financial parties. The CM constantly monitors the timeline and has continuous contingency plans to ensure a smooth, timely and satisfactory progress to the completion of the project.
